Why Infrared Scanning Matters in Southern California Homes

Standard home inspections are limited to what the inspector can see. But some of the costliest defects hide behind walls, under floors, and above ceilings — completely invisible to the naked eye.

Infrared thermal imaging changes that.

What Is Infrared (Thermal) Scanning?

An infrared camera detects heat signatures rather than visible light. Every material radiates heat differently, and when there’s an anomaly — moisture, missing insulation, an overloaded circuit — the temperature difference shows up clearly on screen.

Our inspectors carry professional-grade FLIR thermal cameras and scan every accessible surface of your home during the inspection.

3 Types of Infrared Scans We Perform

1. Energy / Insulation Scan

In Southern California’s hot summers and cool coastal winters, poor insulation drives up energy bills significantly.

Thermal scanning reveals:

  • Missing insulation in walls, attic floors, and ceilings
  • Thermal bridging where framing creates cold/hot spots
  • Air infiltration around windows, doors, and electrical outlets
  • HVAC duct leaks losing conditioned air into unconditioned spaces

Why it matters in SoCal: LA and San Diego homes often have older insulation or additions with inconsistent insulation installation. Energy audits frequently miss what thermal imaging catches in minutes.

2. Moisture / Water Intrusion Scan

Water is the #1 cause of expensive home repairs. It hides behind stucco, under tile, and inside walls for months before visible damage appears.

Thermal scanning identifies:

  • Active moisture intrusion from roof, windows, or plumbing leaks
  • Prior water damage that has dried but left moisture-damaged materials
  • Slab leaks showing warm pipe routes under concrete floors
  • Block wall moisture (common in Southern California construction)

Why it matters in SoCal: Despite low annual rainfall, Southern California’s winter storms and marine layer push moisture into walls in ways homeowners don’t notice for years. Coastal communities (La Jolla, Newport Beach, Santa Monica) are especially prone.

3. Block Wall Scan

Concrete block (CMU) construction is extremely common in Southern California — commercial buildings, retaining walls, and older residential construction all use it.

Block wall scanning reveals:

  • Voids in block cores that should be filled with grout
  • Moisture infiltration inside block cavities
  • Failed waterproofing on below-grade block walls

Electrical Hot Spots: A Critical Safety Find

Thermal cameras also detect overloaded circuits and failing electrical connections as heat anomalies before they become fires.

We regularly find:

  • Overloaded breakers running hotter than adjacent breakers
  • Loose neutral connections creating resistance and heat
  • Failing outlets with arcing connections

In California, electrical fires are among the leading causes of home fires. Thermal scanning of electrical panels and accessible wiring adds a layer of safety that visual inspection simply cannot provide.

Real Case: What Infrared Caught That Visual Inspection Missed

In a 1965 San Diego stucco home, our infrared scan revealed moisture intrusion behind the master bathroom shower wall. The tile grout looked fine. No visible damage. But the thermal camera showed a large cold zone indicating active moisture behind the wall.

The estimated repair if left undetected: $12,000–$18,000 in mold remediation and structural repair.

The cost of our infrared scan: included free with every inspection.

Infrared Scanning is Standard — Not an Upgrade

At Scan Home Inspection, infrared thermal scanning is included with every inspection at no additional charge. You get all three scan types:

  • Energy / Insulation Scan
  • Moisture / Water Intrusion Scan
  • Block Wall Scan

The thermal images are embedded directly in your inspection report with explanations of every anomaly found.
