No second appointment. No second vendor. No coordinating two teams across two days. The inspector scans the property once, and the same scan feeds both the buyer's due diligence report and the seller's listing package.

Client authorization required

Inspection reports, inspection-tagged tours, photos, videos, and floor plans are delivered only to the ordering client unless that client authorizes release in writing. Listing-marketing deliverables are available for pre-listing inspections or when the property owner who ordered the inspection authorizes marketing use. Marketing deliverables are offered to the inspection client / property owner, never as compensation to any agent for a referral.

Eligible properties

Publish to Google Maps and Street View.

For commercial properties, short-term rentals, public-facing businesses, and other eligible locations, we can publish the Matterport 3D tour directly to Google Maps and Street View. Once live, anyone searching the property address on Google can step inside.

Private residential interiors may not qualify under Google's publishing rules. We confirm eligibility at booking.

Prospective buyers can tour the property anytime from Google Maps or Search, even at 2 a.m. on a Sunday.

We know the friction. Buyers are cash-flow-tight right before closing, and asking for $500 to $1,000 upfront for an inspection sometimes stops a deal cold. Two options we have built for our realtor partners:

Pay at Closing

The fee rides into escrow with the rest of the deal.

No upfront payment required. Payment can be deferred through escrow when permitted by the transaction process. The inspection fee is added to closing costs and collected through escrow when the transaction closes. If escrow does not close, the ordering client remains responsible for the inspection fee under the inspection agreement.

Pro tip

Many realtors negotiate that the seller covers the cost of the inspection as part of closing. Sellers often agree to cover a portion of buyer closing costs anyway, and the inspection fee fits right in. Whether your buyer or the seller ends up paying, it all flows through escrow at closing.

Google currently blocks Street View publishing for private residential homes, but commercial and STR typically qualify.

When you bring another licensed California agent into the Partner Network and they book their first client inspection, you earn a credit toward an inspection on your OWN personal property — your home, your rental, your family's. This is a peer-to-peer benefit between two licensed agents, not a fee for any consumer transaction.

All Partner Network benefits are available to any licensed California real estate agent. No quotas, no minimums, no referral fees. Inspection.re does not compensate agents for the referral of settlement services. Refer-a-Realtor credits apply only to inspections of the partner's own personal property.

Questions we hear from our partners.

How does the Partner Network compensate me for sending business? +

It doesn’t, and it can’t. Home inspections are a settlement service under RESPA Section 8, which makes it a federal violation for an inspector to pay an agent for referring buyers. So we built the Partner Network around things we CAN do legally: a discount code that saves your client money, priority scheduling on your deals, co-branded marketing materials, and a personal coordinator. The only earnable benefit is the Refer-a-Realtor credit, which applies to inspections of your own personal property and is triggered by you bringing another licensed agent into the network — a peer-to-peer benefit, not a consumer-referral fee.

How fast can you schedule? +

Most inspections book within 48 hours. For tight contingency windows, call or text directly, we hold slots for realtor partners.

Can you inspect during a tight 10-day contingency? +

Yes. Same-day report delivery (95% within 6 to 8 hours) is built for exactly this pressure.

Do you work with my preferred escrow and title companies? +

Yes, either you or your client can decide to have Spectora send the invoice to whoever you decide to (escrow, title, attorney).

Can I or my buyer attend the inspection? +

Absolutely. Most realtors attend at least the final walkthrough. Buyers attending the wrap-up is the single best way to turn a scary-looking report into an understood one.

What if the buyer walks after the inspection? +

Payment may be deferred and collected through escrow up to 60 days from the time of inspection. The delayed payment is being processed by Spectora. If escrow does not close, the ordering client remains responsible for the inspection fee under the inspection agreement. Realtors are never responsible unless they separately agree in writing.

How long does the pay-at-closing window stay open? +

Our payment processor accepts pay-at-closing arrangements for up to 60 days from the inspection date. If the deal has not closed within that window, the processor will charge whoever ordered the inspection directly.

Do you attend re-inspections after seller repairs? +

Yes. Re-inspection pricing is a flat rate based on scope, we will quote when you call.

Broker-safe / RESPA-conscious program

No referral fees. Ever.

Home inspections may be settlement services under RESPA when connected with a federally related mortgage loan. Inspection.re does not pay agents, brokers, transaction coordinators, lenders, escrow officers, or title representatives for inspection referrals.

Agents receive no cash, credits, gifts, points, volume bonuses, free personal services, or referral compensation. Any savings code is applied to the inspection client only. Clients remain free to choose any inspector.
