Because a large estate carries more roof, more plumbing, more electrical, and more grounds, and any of them can hide an expensive problem. We document the whole property and flag what a specialist should evaluate.

Do you inspect canyon homes?

Yes. We document the visible grading, retaining walls, and drainage and flag slope and fire concerns for a geotechnical or structural engineer. In the canyons, the ground and the fire exposure are part of the purchase.

What about a mid-century home in Crestwood Hills?

We pay special attention to the flat roof, the glazing, and the water management those homes depend on, and we document the systems and structure honestly.

Is a recent rebuild still worth inspecting?

Yes. A high-end rebuild can hide framing, flashing, and waterproofing shortcuts behind beautiful finishes. We inspect new and rebuilt homes as carefully as older ones.

How long does an inspection take here?

Often four to six hours on a large estate or canyon property, because there is far more to document. The report comes the same day.
