What Is Infrared (Thermal) Scanning?
An infrared camera detects heat signatures rather than visible light. Every material radiates heat differently, and when there’s an anomaly (moisture, missing insulation, an overloaded circuit) the temperature difference shows up clearly on screen.

3 Types of Infrared Scans We Perform
1. Energy / Insulation Scan
In California’s hot inland summers and cool coastal winters, poor insulation drives up energy bills significantly.
Thermal scanning reveals:
- Missing insulation in walls, attic floors, and ceilings
- Thermal bridging where framing creates cold/hot spots
- Air infiltration around windows, doors, and electrical outlets
- HVAC duct leaks losing conditioned air into unconditioned spaces

2. Moisture / Water Intrusion Scan
Water is the #1 cause of expensive home repairs. It hides behind stucco, under tile, and inside walls for months before visible damage appears.
Thermal scanning identifies:
- Active moisture intrusion from roof, windows, or plumbing leaks
- Prior water damage that has dried but left moisture-damaged materials
- Slab leaks showing warm pipe routes under concrete floors

Concrete block (CMU) construction is extremely common across California. Commercial buildings, retaining walls, and older residential construction all use it.
Block wall scanning reveals:
- Voids in block cores that should be filled with grout
- Moisture infiltration inside block cavities
- Failed waterproofing on below-grade block walls
Electrical Hot Spots: A Critical Safety Find
Thermal cameras also detect overloaded circuits and failing electrical connections as heat anomalies before they become fires.

- Loose neutral connections creating resistance and heat
- Failing outlets with arcing connections

Real Case: What Infrared Caught That Visual Inspection Missed
