Home Inspection in Palm Springs
A desert resort city of landmark mid-century modern neighborhoods, pool-heavy lots, and extreme summer heat, where original systems, pool equipment, and HVAC sizing shape the inspection.
Palm Springs is unlike anywhere else we serve. Movie Colony, Twin Palms, and Vista Las Palmas hold some of the highest concentrations of original mid-century modern architecture in the country, homes designed or built in the pattern of William Krisel, Donald Wexler, E. Stewart Williams, and Albert Frey, many dating to the 1940s and 1950s. That architecture is the inspection. Post-and-beam construction, clerestory windows, flat and low-slope roofs, and open floor plans mean original systems are common and original defects are common with them. Add a swimming pool on nearly every lot, summers that push past 110 degrees and put real strain on HVAC equipment, and a large share of homes used as vacation rentals rather than full-time residences, and the inspection has to read the architecture, the systems, the pool, and the rental-use wear, then flag what a specialist should evaluate before a buyer closes.
Original systems, pools, and extreme heat are the Palm Springs inspection story
What defines Palm Springs is age paired with climate extremes. A genuine Alexander-era or architect mid-century home was built 70 to 90 years ago, often with the original electrical service, aging plumbing, and a flat or low-slope roof never designed for today's cooling loads. Nearly every lot carries a pool, which means pool equipment, decking, and safety barriers are part of almost every inspection here, not the exception. Summer heat over 110 degrees for weeks at a stretch runs HVAC equipment harder than almost any other market we serve, and shortens the life of condensers and roofing alike. A meaningful share of the housing stock operates as a short-term or vacation rental, which means more turnover wear on finishes and systems than an equivalent owner-occupied home. The inspection has to hold all of that at once, architecture, systems, pool, and use pattern, then document what a specialist should evaluate.
The systems we look for across Palm Springs
A home here can be an original Alexander-era Twin Palms house, a Vista Las Palmas architect home, or a newer south-end property. Here is what we trace on every inspection.
Original electrical and plumbing
Homes from the 1940s and 1950s commonly carry original or partially updated electrical service and aging supply lines. We document the panel, wiring, and visible plumbing and flag what an electrician or plumber should evaluate.
Flat and low-slope roofs
Post-and-beam mid-century construction almost always means a flat or low-slope roof, which has to manage water and desert sun differently than a pitched roof. We document the roof and drainage with drone imagery.
Pool and spa equipment
Nearly every lot has a pool. We document the pump, filter, heater, and visible plumbing, and check safety barriers and drain covers. For the detail, see our pool and spa safety guide.
HVAC sizing and condition
Extreme summer heat runs cooling equipment harder here than almost anywhere else we serve. We document the condenser, ductwork, and performance and flag equipment nearing end of life or undersized for the home.
Original windows, glazing, and shading
Clerestory windows and large glass walls are a mid-century signature and a real energy and moisture consideration. We document seal condition and shading and flag what needs attention.
Rental-use wear and permits
Homes used as short-term rentals see more turnover wear, and additions or conversions for guest space are common. We report what is actually there and flag the permit questions worth asking early.
Neighborhood by neighborhood
We cover all of Palm Springs, from the landmark mid-century districts to the newer south end. Here is what we focus on in each.
Movie Colony
The 1930s and 1940s neighborhood tied to Palm Springs' Hollywood Golden Age history. Original architecture, aging systems, and pool-heavy lots.
Twin Palms
Home to the first Alexander Construction Company houses of the 1950s. Post-and-beam construction, original systems, and landmark-adjacent renovation considerations.
Vista Las Palmas
The highest concentration of original Alexander and Krisel-designed mid-century homes in the city. Original electrical, flat roofs, and preservation-minded renovation questions.
Old Las Palmas
The established, larger-lot neighborhood near downtown. Mixed-era homes, mature landscaping, and pools.
South Palm Springs
The newer, less architecturally landmarked south end. More recent construction, standard tract-era systems, and the same extreme-heat HVAC considerations.
Downtown & Tahquitz River Estates
The walkable core and adjacent established neighborhood. Mixed mid-century and newer infill, pools, and original systems.
We also serve the broader Coachella Valley market, from Cathedral City to La Quinta. Same premium package, same same-day report, same $300 discount.
What Palm Springs buyers miss
Original architecture means original systems
A landmark mid-century exterior can hide 1940s or 1950s electrical and plumbing behind a beautifully preserved facade. We document what era the systems are actually from.
The pool is not a footnote
Pool equipment, decking, and safety barriers deserve the same attention as the house. We document the equipment and flag what a pool specialist should evaluate.
The heat is a real load, not just a comfort issue
HVAC equipment sized or aging without accounting for 110-degree summers fails faster here. We document performance and flag undersized or end-of-life systems.
Rental-use homes wear differently
A property run as a short-term rental sees more turnover wear on finishes and systems than a full-time residence. We document the condition as it actually is.
